House Rules
Welcome to Spruce Hill Inn & Cottages
To help insure that everyone has a safe and pleasant stay, we ask that when at Spruce Hill Inn & Cottages you abide by the following information and rules:
- General Office Hours are 8:00 A.M. to 11:00 P.M.
- Check out is at 11:00 A.M.; after 11:00 $10/hour
- Check with the front desk for listing of area restaurants and attractions.
- All cottages and houses are non-smoking. There is a $100 fine for violating this rule.
- Please return your room keys to the Office. There is a $10 fee for unreturned/lost key.
- Management is not responsible for lost or stolen items. Guest will be billed for damaged or missing items of the property
- No Visitors on the hill after 11:00 P.M. This is reserved for Registered Guests only
It is our intent to maintain a quiet and relaxing atmosphere for all of our guests. We ask that all non-registered guests leave by 11:00 pm. All bands, DJs and music must stop at 11:00 pm. There will be up to $200 Noise Fee for violating this rule. Groups of 20 or more must have prior consent from management and a contract may or may not need to be signed.
Pets are allowed to stay only in pet-designated cottages with a one-time non-refundable fee of $25.00 for each pet, for a week stay or less. Click here for Pet Rules.
Rates are subject to change. We will do our best to keep the rates posted current. There are specific dates during the year when rates are higher. For 2014-2015, these dates are: December 30-31, Feb 13-14, Feb 27-28. Some dates require a minimum night stay, Ski Carnival weekend (2 nights) and race dates (2 to 4 nights).
By default, the total bill is charged at the time of reservation, unless other arrangement is requested and approved. Coupons and discounts should be mentioned at the time of reservation, not at the time of checkin.
For reservations using IMS or ITEX trade dollars, there is a Cleaning Fee of $25 for cottages, and $75 for the Manor or Lodge which is to be paid with cash or credit card at the time of check-in. State and Bed taxes (13%) are to be paid at the time of reservation, which are nonrefundable and considered as part of Cancellation Fee if reservation is cancelled at any time.
Refunds are given if the Manor or Lodge is cancelled 60 days prior to event with $100 cancellation fee. In the event that cancellation is less than 60 days prior to the event, your rental fee may be used for another event of equal value within a year of the original scheduled date, as long as we are able to rebook the house, otherwise, all deposits made are forfeited.
Cottage regular reservations may be modified or canceled up to 3 days; 14 days for New Year's Eve, Valentine, Ski carnival and race weekends prior to arrival; after that date, the deposit is non-refundable. There will be a cancellation fee of $25 (per day) or 10% of paid advance deposit, whichever is higher, for cancellation of reservations before the 14 day or 3 day period. A change fee of $25 is charged for reservations that are rescheduled for the next 30 days. Gift certificates and specially priced reservations are not refundable. Please note that special requests like specific cottage choice are not guaranteed, however they will be noted and honored when possible..
All refunds are given in the form of company check mailed to guest, processed and mailed within 5 business days.
Special packages may not be available for purchase when published cottage rates are higher than the regular rates.
WEATHER POLICY:Refunds are not provided due to inclement weather (unless Spruce Hill is closed for weather emergency). Renters assume all risks and inconveniences related to weather.
If you need to cancel a reservation, be sure to get a cancellation number, or you will be responsible for room charges. Cancellations left on the answering machine or done by email are not honored until a representative acknowledges and gets back with a cancellation number.
A surcharge ranging from $50 to $200 will be applied to large groups and parties in the Victorian Manor and Lodge House
You must be at least 21 years of age to be able to rent a cottage or house. Otherwise, the reservation should be under a parent or guardian or person who manifests maturity and responsibility.
COMPLAINTS POLICY: Please do NOT post negative experiences online. Please address those concerns directly with Spruce Hill management. We will do our best to make things right with you if there are any issues with your stay. We appreciate your kindness and cooperation.
